⦾ We will always be transparent about our sales fee which is currently 2% of the sale price so no differing sales fees for different sellers and no buyers fees.
Our personal opinion is that any real estate agent just can not justify charging
more than a 2% sales fee.

⦾ No sales money exchanges through Flamenco Properties, sellers pay the commission fee when they receive their deposit from the buyer.
⦾ We will always obtain copies of the relevant legal documentation prior to marketing any property so as a potential buyer you will be allowed to have sight of relevant documents
such as the nota-simple (Simple Note), copia-simple and/or Escatura
(Property Deeds) and
Ordenacion Urbano (Urban Planning Plan).
⦾ We promise never to be less than honest with our descriptions and dispense with typical and often ambiguous estate agent descriptions.
⦾ We will always list the exact location of properties, interested buyers do not want vague descriptions like distance from airports or walking distance from a town etc. Advice for sellers, on why ambiguous locations are not good for your particular property.
⦾ We will always provide 360-degree virtual tour photography so the buyer can view everything at any time and any place in the world when they choose to.
We will not crop out anything that most other real estate agents think a buyer should not see
until a physical viewing (Advice For Sellers why this benefits the seller).
⦾ We will always provide room plans and measurements.
⦾ We will provide an honest and transparent buyer’s report with every property, listing the general state of the property including electrics, plumbing, general construction and the structural integrity of any adjoining property.
⦾ We promise to be proactive with every and any enquiry shown in our properties from anywhere in the world. As a seller you should always test your real estate agent by having friends send enquiries. You’ll be amazed at how many real estate agents do not respond adequately to initial enquiries or merely refer the enquirer back to the original advert. Even worse but very common the agent tries to redirect the enquirer to other more expensive properties.
⦾ Flamenco Properties will not adopt any ‘dark arts’ employed by many other real estate agencies. We are not driven by periodic sales targets or any other sales driven environment. Our goal is to undertake a fair and honest marketing of properties and to work in the best interests of the seller and the buyer.
